Rosario – Santa Fe
Type of investment
Pre-construction purchase of apartments: we bought them when the building was not yet built, we made an initial payment and we paid the balance in monthly installments while it was being built, and when it was finished we sold it and bought another one in the same way and so on.
We bought them in installments and sold them for cash in one payment.
We started with 10 friends and relatives, each one with a percentage, the expenses and the profit were always divided among all of us according to the percentage of participation that we had.
We bought 4 apartments in total: we ended up being 7 investors because some were withdrawing their profit as a project was completed.
We were able to fulfill the main objective, which was to buy increasingly larger apartments and therefore of greater value.
The first apartment we bought was a small studio apartment in a neighborhood, then a slightly larger studio apartment 2 blocks from the river in a beautiful area of Rosario, the third apartment was a small 1-bedroom apartment, and the fourth and last one was a large 1 bedroom apartment in a growing city neighborhood.
When we sold the latter, we began to invest in land and no longer in apartments in pre-construction purchase.
We went from 26.50 m2 to 48.60 m2 in 8 and a half years, earning an average of 393% per year in pesos.
